NEW DAs GROSSLY BREACH HEIGHT AND BULK CONTROLS
Most residents of Double Bay thought that after a lengthy process, including public consultation, the controls for height and bulk in the Double Bay Centre had been settled by the new LEP and DCP. They increased heights to a generous 4 storeys for most areas with 5 storeys for the southern side of New South Head Road and some anomaly sites.
But late last year, without consulting a single resident of Double Bay, Council resolved to review these bulk and height controls yet again, based on a report by HillPDA Consulting.
HillPDA had been briefed to facilitate an additional population for the Centre of 1,000 people living in studios and 1-bed units. They held discussions with “six landowners/developers with an interest in the centre,” “traders” and estate agents. In other words, the only people HillPDA consulted were those with an obvious commercial interest in further increasing the controls.
The resulting HillPDA Report proposes a 20-40% increase in the bulk controls and similar increases in the height controls – that means:
- Heights increased to 6 and even 7 STOREYS!
- The Report also suggests having NO on-site car parking for these 50m² studios and 1-bed units housing an extra 1000 people!
Following pressure from the Double Bay Residents Association (DBRA), Council has at last allowed residents to have a say by the end of June 2016.
These proposed changes:
- Will ruin Double Bay Village’s sunny, open atmosphere
- Will destroy public and private views in and across the Centre
- Create an even bigger parking problem
- Will turn the Centre into a windswept, sunless Bondi Junction
